How much do letting agents in Bromley charge?
Fees vary by service level. Tenant-find is typically a one-off percentage of the first year's rent, full management is a monthly percentage of rent collected, and guaranteed rent works on a fixed monthly figure with no other fees. We give you a clear written quote with no hidden costs before you commit.
What is guaranteed rent, and how does it work?
We agree a fixed monthly rent with you and pay it every month whether the property is occupied or not. No voids, no arrears chasing, no tenant management. We take on the tenancy risk in exchange for handling everything, and often pay above market rent for the right property.
Do you manage HMOs?
Yes. We specialise in HMO management across London and Kent, including licensing, fire safety, room lets, communal cleaning and multi-tenant compliance. We also convert suitable properties into HMOs where it makes commercial sense.
Do I need an EPC, EICR and Gas Safety certificate to let my property?
Yes. Landlords must provide a valid EPC (minimum rating E), an EICR every 5 years, and an annual Gas Safety certificate where gas is present. We arrange all of these as part of any managed let, and track renewal dates so you never miss one.
How do you handle evictions and Section 21 / Section 8 notices?
We handle the full possession process in-house: serving notices correctly, preparing court paperwork if needed, and instructing bailiffs. Because we're landlords ourselves, we know how to get possession without procedural errors that reset the clock.
Do you cover my area?
We work across South East London and North / West Kent, including Bromley, Beckenham, Bickley, Chislehurst, Orpington, Sevenoaks, Lee and Kidbrooke. If your postcode isn't listed, ask us. We almost certainly cover it.
Do I need planning permission for a loft conversion or extension?
It depends on size and type. Many single-storey rear extensions and loft conversions fall under permitted development, but double-storey extensions, side extensions and anything in a conservation area usually need planning. We assess this at the first site visit and handle applications where required.
How long does a typical refurbishment take?
A pre-let refresh is usually 1–2 weeks. A bathroom or kitchen refit 2–4 weeks. A loft conversion 8–12 weeks. A full house refurb or double-storey extension 3–6 months. We give a realistic timeline before work starts, and update you weekly.
